Committee Actions/Submissions

Date: January 25, 2023

Action Type: Initial Plan Submission
Conditions/Notes:

Date: February 1, 2023
Committee: Local Design Review Committee
Action Type: Schematic Design Approval
Conditions:

1.     Building:

a.     Wrap corner entrance more to “face” Detroit. This can be accomplished by puling the plantings back and installing seating/benching and/or different pavers to create more of a plaza like setting.

b.     Re-evaluate treatment of windows on Detroit and W. 117th. The PRO is in place on both streets which speaks to a need for transparent glazing. Installing a hallway or modifying the floor plan to provide walkways/active use space near the sides of the building is necessary to hold true to this zoning requirement.

c.     Suggestion for adding a canopy as well

d.     Suggestion for different material other than EFIS

2.     Landscaping:

a.     Add island in SE area of parking lot to add more landscaped area

b.     Reconsider far east side perimeter turf; possibly change to gravel

c.     Add more larger trees to landscaping plan
